Providenciales, Turks and Caicos Is Getting a New Residential Resort

Another new residential resort is coming to the booming tourism investment market of Providenciales in Turks and Caicos.

It’s called South Bank, a combination residential resort and marina development set on 2,200 feet of edge of Long Bay Beach, on the southern coastline of Providenciales.

The project will consist of a series of “neighborhoods,” all of which will either be beachfront, waterfront or marinafront properties.

The first phase will focus on three neighborhoods: Ocean Estate, with eight planned properties; Lagoon 1, with 12 lagoon villas. along with The Launch, with a collection of boathouses.

South Bank will be managed by Grace Bay Resorts, perhaps best known for the Grace Bay Club, and the company behind another highly-anticipated project, Rock House. which broke ground last summer.

Construction began this week on the first home at South Bank, a five-bedroom villa in the Ocean Estate neighborhood.

The project has made no secret of its desire to target boaters, and that’s where The Launch comes in, a collection of “boathouses,” all of which will include their own dedicated boat docks, along with a central common area with a lap and relaxation pool, sun loungers and hammocks, among other amenities.

South Bank has also sold its first villa in The Lagoon, which include outdoor decks on a beachfront swimming lagoon.

Another five sales are already in process, according to Turks and Caicos Sotheby’s International Realty.

It’s another new project on Long Bay Beach, once a sleepy coastline in Provo that was vaulted to the forefront of the Caribbean’s luxury sector when the Shore Club Turks and Caicos made its debut in 2017.

South Bank is set at the far opposite end of Long Bay towards the south.

More importantly, it’s yet another residential resort in what has arguably become the Caribbean capital of residential resorts – real estate projects with rental programs and hotel amenities that, for many travelers, combine the best of both worlds, with livable floorplans and hotel service.

Turks and Caicos is quietly in the midst of a development boom, from the new Ritz-Carlton Residences on the way to the Andaz Turks and Caicos.

Cape Air Just Broke a Record in the Caribbean

Popular regional Caribbean carrier Cape Air just broke a record for ridership.

Cape Air carried 35,000 passengers between December 2019 and January 2020, its highest monthly ridership to date since launching in the region 22 years ago.

That number represented a 51 percent year-over-year increase compared to the same period in 2018.

Hyannis, Mass.-based Cape Air flies to eight destinations in the Caribbean out of its hub in San Juan.

“We are very proud of our performance in the Caribbean and the role we play in the development of air traffic in the region,” said Linda Markham, President of Cape Air. “Our Operational Excellence initiative, which focuses on safety, reliability, and customer experience, has been embraced by all our employees, and that shows in these growing numbers.”

The company runs more than 80 daily flights from San Juan to destinations including St Thomas, St Croix, Tortola, Vieques, Mayaguez, Culebra, Virgin Gorda and Nevis.

The company has a fleet of 25 in the Caribbean for the season.

It will soon launch a new aircraft called the Tecnam P2012 Traveller, the industry’s first twin-engine “clean-sheet” design aircraft.

Bahia Principe Plans $40 Million Remodel at Tulum Resort

Grupo Piñero, which owns the  Bahia Principe all-inclusive chain, is planning a major renovation of its resort in Tulum, Mexico.

The company says it has allotted $40 million to upgrade its Bahia Principe Grand Tulum resort.

The remodel, part of a wider renovation push at the company’s “Living Resorts” division, will feature remodeled villas, upgraded premium superior rooms and suites and a revamped swimming pool.

Bahia Principe says the remodel of the Tulum property will focus on a concept called “Origin,” with a redesign centered around the “nature, roots and origins of the magic of the Mayan culture.”

It’s a major change for the massive, 973-room all-inclusive hotel, which has three pools, five restaurants, seven bars and a spa, among other amenities.

“Our strategic approach to renovating our hotels, residences and golf courses will help us surpass guest expectations in a hospitality landscape that is becoming increasingly competitive each year,” said Encarna Piñero, CEO of Grupo Piñero, in a statement. “In 2020, we will work toward elevating the consumer experience and to maintain our position as a leading all-inclusive brand in Mexico, the Caribbean and Spain.”

The upgrade plans also come as Bahia Principe recently partnered with the PGA of America to rebrand its golf offering at its Riviera Maya Golf Club, about 15 miles from Tulum.

According to Grupo Piñero, the changes will also cover Bahia Principe’s resorts in the Dominican Republic, which will also see “numerous enhancements.”

Indeed, in addition to the $40 million for the Tulum resort, Grupo Piñero says it will be spending another $20 million for hotel and residential upgrades in Mexico and the Dominican Republic, along with the aforementioned partnership with the PGA.

The Riviera Maya Golf Club, which was designed by Robert Trent Jones, Jr, is set on 90 hectares of land, with an 18-hole course and a nine-hole course — it’s less than a 10-minute drive from the resort.

“This agreement supports our promise to create exciting experiences for our clients and also helps strengthen our commitment to the golf segment and the sport as a whole in the destinations in which we operate,” said Jaime Sitiar, managing director of Bahia Principe Residences and Golf. “As of December 2020, we will be extending this alliance with the PGA to our facilities in the Dominican Republic.”

Bahia Principe operates a total of 20 resorts across the Caribbean, with properties in Mexico, the Dominican Republic and Jamaica.

Four of those are focused near Tulum in the Riviera Maya, with the Tulum property, along with the Bahia Principe Luxury Akumal, the adults-only Bahia Principe Luxury Sian Ka’an and the Bahia Principe Grand Coba.
